Getting your data in

Your book imports from a spreadsheet — Irish dates, Eircodes, Excel currency, blocks of flats, rent history. Every import runs as a dry run first, so you see exactly what will land before anything is written.

Not another dashboard

One queue ranks what needs you today: RTB anniversaries, expiring certificates, arrears patterns, rent-review windows, a client you have not rung. Every line names the record it came from, and nothing in it is stored — so nothing in it can go stale.

Keeping the audit trail

Owner statements freeze when you issue them. Nothing goes out without a person pressing send. Roles are enforced on the server, so what your staff can see is a rule, not a hidden button.

What it does

Organised around your client
Your revenue relationship is with the landlord. Each owner-client has a fee agreement, the properties you manage for them, every receipt, work order and document that concerns them, and a history you can add a phone call to.
RTB, recorded
It drafts a Form 1 from the tenancy already on file and records the registration number the RTB gives back. It tracks the cycle from your own dates.
Owner statements
One statement per client rather than per flat. Issue it and it freezes — a statement you sent cannot rewrite itself later.
Rent and arrears
Rent recorded to the cent, part payments and overpayments handled honestly, and bank statements reconciled against what you are owed.
A seat for the tenant
Every managed property carries one resident login, free. They see their property, their documents and their repairs — and nothing else in your portfolio.
Your data, back out
Every register your account can read, as one file, any day you like. If you leave, you leave with all of it.

Said plainly

  • Leasebook never touches client money. There is no payment integration in it at all. Your client account stays your obligation, your accountant's report.
  • It records; it does not adjudicate. It tells you the anniversary has passed or no registration is on file. It never tells you what the law requires, and no automated output ever reaches a legal position.
  • There is no card checkout. We agree a price with you and invoice it. Nothing on this site charges you anything.
  • Accounts are issued, not signed up for. A business registers, and its staff, owner-clients and tenants are invited by it. There is no public sign-up, by design.

Seeing it
